When I began my career as a retail real estate specialist over 25 years ago, I took a course with the International Council of Shopping Centers: The Basics of Retailing for Shopping Center Personnel. I remember thinking: Retailing is not easy!

I acknowledge my mentor, Hans French, a former Vice President of Ayers Department Stores, who helped me understand the hard and “soft” facts of retailing and translate this knowledge into leasing shopping centers with synergism. He taught me to estimate gross sales by counting merchandise and including inventory turns. He emphasized the importance of understanding each retailer’s business and the formulas for calculating rent factors.
